A PROVEN APPROACH TO COMMUNITY IS COMING TO OAKDALE

For nearly 50 years, Ebenezer has worked with member-owned housing cooperatives in Minnesota and the Upper Midwest. Today, it manages more than 60 cooperative communities.

Estoria Cooperative Oak Marsh brings this established model to Oakdale, offering adults 62+ the benefits of homeownership and a voice in shaping their community.

WHAT IS A HOUSING COOPERATIVE?

In a housing cooperative, members purchase a share in the cooperative corporation that owns the building, land, individual homes and common areas. Each share provides the right to occupy a specific home and an ownership interest in the property as a whole.

Members vote on important matters affecting the cooperative, and each household has one vote, regardless of the size or location of its home. An elected board represents the membership and works with professional management from Ebenezer.

Members can also serve on committees and contribute to decisions based on their interests and experience. Some choose to be highly involved, while others participate only when an issue matters to them.

A HOUSING MODEL WITH DEEP MINNESOTA ROOTS

In 1978, Ebenezer opened 7500 York Cooperative in Edina, Minnesota, the nation’s first senior housing cooperative.

It introduced a new housing choice for people who wanted to retain the benefits of homeownership while gaining the advantages of professional management. Its success helped cooperative housing expand throughout Minnesota and the Upper Midwest.

Estoria Oak Marsh builds on that history, backed by Ebenezer’s experience in property management, maintenance, administration and financial oversight.

MORE THAN NEIGHBORS

Cooperative living gives members reasons to know one another. They meet to discuss priorities, serve on committees, plan events and address issues that affect the entire cooperative.

Estoria Oak Marsh will include common areas for meetings, community events and informal gatherings. Members will help shape how those spaces are used, creating a community that reflects their interests.

THE FINANCIAL BENEFITS OF OWNERSHIP

Cooperative members retain many of the financial benefits associated with homeownership.

A member’s share can build equity, and eligible members may receive tax benefits based on their individual financial situations. Many household expenses are combined into one monthly fee, making costs easier to anticipate.

The monthly fee helps cover property taxes, building insurance, professional management, reserve funding and many shared operating expenses.

LESS PROPERTY TO MANAGE

Exterior upkeep, lawn care, snow removal and many home maintenance responsibilities are handled through the cooperative.

Members can leave behind much of the work associated with a traditional house without giving up an ownership interest in the place they call home. With fewer household projects competing for their time, members have greater freedom to decide how they want to spend it.
